300 Homes In Pipeline For Rotherham

A full planning application has been submitted to Rotherham Metropolitan Borough Council for over 300 new homes in South Yorkshire, Insider Media reports. Developers Persimmon have submitted the proposals, which have now been recommended for approval, subject to conditions.

The plans for 311 homes on a 29-acre site off Barnsley Road, West Melton, will now go forward to the council’s regulatory planning board. There will be a mixture of two-bed, detached, semi-detached, and terraced properties with between two and five bedrooms each, plus landscaped open green spaces and a substation.

The officers report which has been prepared for the review meeting said: “The scheme is acceptable in terms of the design and layout, highway safety, provision of open space, drainage, ecology and landscaping as well as other general amenity issues identified above.

It continued: “The scheme is considered to be sustainable and has notable benefits in terms of market and affordable housing provision and associated social and economic benefits arising from such provision.”

“Development in this location will support the ongoing delivery of services and facilities within Wat-upon-Dearne wider area and provide much needed market housing to meet Local Plan targets for housing development.”

A quarter of the homes will be available at affordable prices, to attract local buyers and young families to the area.

A further development of 200 homes in Maltby, West Yorkshire, could also go ahead if new plans are approved by Rotherham Metropolitan Borough Council. Insider Media report that developers Hargreaves Land have submitted plans for a housing estate on a 39.3-acre site north of Tickhill Road.

The designs include a mixture of two-, three-, and four-bedroom houses, plus about 100 allotment plots. The design and access statement said: “The proposals create a development that not only respects the site and its surroundings but also provides a high quality and well considered place to live.”

Meanwhile, 150 homes are expected to be built on a former sports ground in Dinnington, South Yorkshire. They have been recommended for approval by Rotherham Council despite some local objections. The development by Barratt Homes will take place on a 11.9-acre site south of Lodge Lane, which is currently an abandoned golf course and is unmanaged.

The officer’s report said: “The scheme put forward will provide much needed new housing on an allocated housing site close to local facilities and in a sustainable location that would not result in significant impact on the local highway network, air quality or the environment.”

The development, known as Thornberry Gardens, will include 30 affordable homes, EV charging points, and a playground.

However, local MP Alexander Stafford has opposed the plans, stating: “If communities such as Dinnington are ever going to truly address the health inequalities, we need to be investing in and preserving sports and recreation facilities, not concreting over them.”

Barratt Homes have pledged £1m to fund the upgrading of sports facilities and special education needs in the area, according to the BBC.
