New Housing Development For Former Rountree Factory Site In York

Clarion Housing Group have been given permission to develop 300 new homes in the centre of York. Construction Enquirer reports that the £100m scheme will be known as Cocoa West and will be developed by Latimer to provide mixed-tenure houses, of which 35% will be made available through shared ownership or social rent schemes.

There is already a project named Cocoa Works underway on the eight-hectare site, which was once home to the famous Rountrees factory. The original structure was built in the 1890s by Joseph Rountree, who created a garden factory to manufacture cocoa. It was said to be the inspiration for Roald Dahl’s famous novel Charlie and the Chocolate factory!

Joseph Rountree was a forward-thinking philanthropist who cared about the wellbeing of his employees, and by the 1900s, workers enjoyed the use of a gym, lecture hall, gardens, a dining hall, and an orchard. Many world-famous brands of confectionery, such as Kit Kats, Aeros, and Black Magic were developed at the site.

The factory in York was closed around 2000, after the company was taken over by Nestle. Now, the new developers Latimers are taking care to preserve Rountree’s heritage, with gardens and communal spaces, as well as above average levels of affordable homes.

Richard Cook, Group Director of Development for Clarion Housing Group, said: “We’re excited to be taking the next step towards the creation of a thriving new neighbourhood that we hope will reignite and reflect the core values of Joseph Rowntree and our founder, William Sutton.”

Many of the original features of the building will be incorporated into the new homes, such as expansive windows which will fill the apartments with light. Some of the more high-spec residences will have a mixture of Art-Deco and industrial inspired design.
