The Developments That Will Change Leeds In 2022

Despite the impact of the pandemic on the UK economy, there are plenty of ambitious building developments in the pipeline in Leeds that look set to transform the cityscape.

The Yorkshire Post reports that the long-awaited arrival of broadcaster Channel 4 in Leeds has given the city a massive boost, proving that the Yorkshire city is incredibly resilient amid the COVID-19 crisis. We have a look at some of the other exciting developments that will be taking shape in the city this year.

East Leeds Extension

One of the biggest housing developments under construction, the East Leeds Extension will see 1,800 new houses built on a site between Manston and Leeds Road. The size of the development has meant that plans have had to be split in two, with an outline application for 875 houses on part of the site already approved.

A further 925 houses and a 2.6-hectare community centre are expected for the ‘southern quadrant’ which is currently at the pre-application stage.

Former Leeds International Pool

The site has been sat empty for over a decade, but £270 million plans for the old Leeds International Pool site include homes, a hotel, offices, and student accommodation.

Building One would comprise two residential towers, of 33 and 22 storeys, providing 629 build-to-rent residential units, while Building Two would be a 24-storey student residential building, providing 548 student bed spaces, while the 14-storey Building Three would be a ‘mixed-use aparthotel building’, providing 120 hotel rooms and 3,000 square metres of office space.

Water Lane

According to a pre-application in September 2021, developers McLaren Living aim to create a stepped building of nine to 26 stories, landscaping, a rooftop terrace, and undercroft car parking. The site off Water Lane will include 360 apartments, with over half being one-bedroom properties.

Yorkshire Bank Site

The Yorkshire Bank does not plan to extend its lease in the building that bears its name beyond 2025, which means Leeds City Council has to decide what it wants to do with the building.

The Yorkshire Evening Post reports that the current plans include a 38-storey glass tower that will be home to 720 students, as well as retail and events spaces, a main exhibition hall, and alas for refreshments.

The plans are still at a pre-application stage, with full plans expected soon.

City Reach

This development will include a total of 11 buildings and 1,800 homes, all on the site of a former chemical works in west Leeds.

A total of 362 of the homes are reserved for student accommodation, and there will also be leisure, cultural and community floorspace.

A report into the plans by Leeds City Council officers also suggests 243 car parking spaces, 1,148 cycle parking spaces would also be included on the site off Kirkstall Road. The tallest buildings on the site are expected to reach about 15-17 storeys.
