Plans Submitted For New Residential Scheme In Goole

East Riding of Yorkshire Council is considering an application for a residential scheme in Goole, which would involve 600 new homes being built.

Housebuilder Beal Homes submitted plans for two, three and four-bedroom properties, landscaped open spaces, pedestrian and cycle route through the site, and a public right of way around the perimeter, as well as associated works off Rawcliffe Road earlier this week.

If given the go ahead, the award-winning company will set to work on the high-quality homes on the 2.7-acre site as soon as possible.

Chief executive Richard Beal said this residential scheme, which would complete Beal’s The Greenways Development of 800 homes across 73 acres, demonstrates the firm’s commitment to “making a very significant contribution to the regeneration of Goole”.

Beal has invested £150 million in The Greenways, with construction beginning on the scheme in 2020. This is the largest residential development Goole has ever seen and is set to transform the town, with the addition of new properties and a subsequent resurgence of neighbourhood pride in the area.

So far, more than 100 homes have been sold, with over half of these already occupied.

Mr Beal noted: “Demand has been incredibly strong and the sales momentum has been exceptional.”

“The Greenways is providing high-quality, contemporary homes for local people and families drawn to Goole by the many new opportunities in Goole. It’s an essential element of the unprecedented investment now being delivered in the town,” he went on to say.

Should the new proposals get approved, this will allow more people to enjoy the new residences, which have been aimed at a range of purchasers, including families, first-time buyers and professionals. Prices for available homes at The Greenways development start at £245,995 for the three-bedroom Dalby and peak at £314,995 for the Haxby, which has four bedrooms, two bathrooms, an integrated garage, utility room and open-plan kitchen-diner.

There will be a minimum of two parking spaces for each of the newly proposed houses, as well as good-sized gardens, making them perfect for long-term residents, who will be keen on enjoying, and supporting, the local area.

Indeed, Mr Beal stated the new properties will “provide a major economic and social boost for Goole and the wider area”.

Elena Costea recently moved into The Greenways development with her fiancé Yulian Spulber, their baby daughter, Natalia, and Elena’s mum, Niculina. This family is an example of the satisfied homebuyers who are attracted by the scheme.

Ms Costea has been pleased with the three-bedroom property since moving in October, saying: “The Greenways is ideal for families, as it’s so safe and peaceful for children to play outside. It’s a really nice community.”

Positive appraisals like this will help the local authority make up its mind about whether to approve the application or not.

If the development is given the go ahead, there will be a rise in demand for scaffolding companies in Hull to help with the building of the 600 properties.
