Work Begins On £16m North Yorkshire Housing Project

There will soon be considerably more choice when it comes to buying a home in North Yorkshire as work has now commenced on a new housing development in the area.

Contractor Tolent revealed construction on a £16.2 million site in High Leven, Yarm-on-Tees, is now underway.

When complete, The Meadows, as it will be called, will include 19 semi-detached three-bedroom homes, 20 detached four-bedroom houses, and 30 executive detached five-bedroom residences, all for sale.

Director of Tolent Chris Price said: “I am really looking forward to seeing The Meadows develop in the coming months as the first plots emerge.”

He noted there will be a variety of house finishes, which will provide a “vibrant street scene with bundles of space and off-street parking”.

The properties will feature floor-to-ceiling glazing and bi-fold doors, which will allow light to flood into the homes. They will also include home office spaces, which is becoming increasingly in demand these days.

Potential buyers will also be interested to hear properties will have energy-saving features, reducing carbon emissions by more than ten per cent, and lowering energy bills too.

Wilf Cook, from Mode Homes, which is developing the properties, also stated this site will be a “welcome addition to the local new homes market”.

He added: “[We] are fully committed to ensuring that The Meadows provides a fitting and lasting legacy.”

The first phase of the development is expected to be available for release by the end of the year.

Following this, there will be five more phases released over the subsequent three years, with all properties expected to be finished by 2026.

There is also set to be a new housing estate in West Yorkshire, after property consultancy Cater Jonas sold a site in Hanging Heaton, which has planning approval for 55 homes.

Insider Media reported the 43.5-acre greenfield area just outside Dewsbury was sold to Vistry Partnerships, after a tender process.

Steven Soper, associate at Carter Jonas (Leeds), said this site will become a “very popular residential development”, noting its access to the village high street to the south and west, proximity to the open countryside, and excellent transport links.

Out of the 55 properties that will be built on the land, 11 have been earmarked as affordable homes.

Construction on the new houses will begin later this month, with marketing on the properties to begin as soon as November.

Similarly, work began earlier this year on a £5.4 million mixed-use development in Barnsley.

The estate, situated off St Michaels Avenue in Monk Bretton, will include houses, bungalows and apartments for social rent, private rent, and private sale.

There will be 24 two, three and four-bedroom homes, seven two-bedroom bungalows, and four two-bedroom apartments. Out of these, 16 residences will be low carbon, built with sustainable materials and incorporating energy-saving technology.

Esh Construction was appointed contractor of the housing development, working with Jefferson Sheard Architects and MJM Consulting Engineers. The first phase of homes is expected to be complete and available to move into by next spring.
