UK’s Biggest Modular Council Housing Development Proposed

The biggest modular council housing development in the UK – at Leeds Meynell (in Holbeck) – has just seen planning application submitted by United Living and Leeds City Council, and if approval is granted the first residents could move in by the start of next year.

In all, 28 homes are set to be built in less than nine months – impressive when you consider that the average construction time for a development of this size is typically nearly 24 months.

Construction is due to begin in late spring this year at an offsite facility in Brandesburton, East Yorkshire. In all, 14 apartments will be built across two blocks, as well as ten separate two-bed homes and four three-bed properties.

Each module will be produced offsite, with roofing, brickwork cladding and the finishing touches added to the exterior frames before being transported to Leeds.

The first deliveries are expected to reach the city as early as midsummer 2019, with site access granted at the same time as manufacture begins. All homes and flats are due to be in place by the end of the autumn, with the final stages of the build to include driveways, paths and roadways.

“Without compromising on quality, the speed of delivery will really set this project aside and – with radical solutions needed to fix the UK’s national housing shortage – this could be a trailblazer for others to follow. If all goes to plan, from concept to completion we’re looking at almost halving the time it would take to construct these homes through traditional methods.”

“We’re also currently progressing talks with a number of Yorkshire-based schools and colleges to deliver work placements during the build phase of this project. These placements will be a great opportunity for United Living, Leeds City Council, and our partners on this scheme to introduce the next generation to modern methods of construction,” business development director (north) for United Living Helen Francis said.

It seems that modular housing is being lauded as a potential answer to the housing crisis that the UK is currently facing, with demand far outstripping supply right now.

Not only is this project in the pipeline, developer Urban Splash is also now working with architects Proctor & Matthews to build what could well be the biggest modular housing scheme in the UK this century – with about 440 homes set to be built at Northstowe in Cambridgeshire, the biggest new town since Milton Keynes.

According to the Architects Journal, Northstowe is a sustainable new town that’s being constructed on what was once an army and RAF base just outside the centre of Cambridge. The concept was originally put forward under New Labour’s eco-towns programme back in 2007, with the first homes occupied in 2017.
